What Dwellr does today—and where people remain in control.

A practical guide to account access, property onboarding, tenancy approval, payments, service coverage and support during Dwellr’s public beta.

1. Who can join

Renters and landlords can create an account using either a valid email address or an SMS-capable Nigerian mobile number. A four-digit return PIN protects the dashboard after verification. Never share an OTP or PIN with a landlord, tenant, agent or Dwellr service provider.

2. Landlord onboarding

A landlord can add a property and rental details, upload photographs and submit the listing for review. A property is not represented as verified until Dwellr staff complete the required identity, authority, location, availability, cost and physical-inspection checks.

3. Renter application and approval

Renters apply through the secure invitation created for a particular property. The landlord reviews the application and remains responsible for the decision. Approval creates an itemised payment pack; it does not start the tenancy or rent countdown.

4. Payment and activation

The payment pack shows the account supplied by that property’s landlord. Confirm the account name in your banking application before sending money. Upload payment evidence in Dwellr, then wait for the landlord to confirm full receipt. Only the landlord can activate the tenancy and choose the possession date that starts the rent countdown. Dwellr does not hold rent funds.

5. Current service area

Accounts and property records can be created online. Physical verification, inspections, moving and property-care services are currently offered in the Chevron-to-Ikoyi corridor and remain subject to scheduling and confirmation.

6. Support and emergencies

Signed-in users can open Support, create a reference and track the response. Dwellr support is not an emergency service. For fire, crime, gas, serious electrical danger or medical emergencies, contact the appropriate emergency service first.

7. Reliability and records

Dwellr monitors application health, notification failures and stalled operational work. Structured account data is held in Cloudflare D1 with automatic point-in-time recovery. Users should still keep their own copies of signed agreements, receipts, identity records and title documents.

8. Public-beta limits

Online payment checkout remains unavailable unless it is clearly shown as active in the signed-in application. Some service requests require manual confirmation. Features and coverage may change as Dwellr completes its public-beta testing.
