Clear expectations while Dwellr is being tested.

These terms apply to invited family members and pilot participants. They keep test records, property decisions and service requests honest while the application is prepared for public launch.

1. Pilot access

Dwellr is currently a private pilot for invited users in the Chevron-to-Ikoyi service corridor. Features may change, be paused or require manual follow-up. You must provide accurate contact details and keep OTP codes and access links private.

2. Property and tenancy decisions

Dwellr helps organise listings, applications, documents, reminders and communications. It is not the landlord, tenant, buyer, seller, developer, lender, lawyer, surveyor or estate valuer. A listing, KYC submission or dashboard status does not replace independent inspection, title investigation, a signed agreement or professional advice.

3. Listings and user content

You may upload only property information, photographs and documents you are authorised to use. Do not submit false listings, unlawful content, another person’s identity information without authority, malware or confidential records unrelated to a Dwellr transaction. Landlords remain responsible for listing accuracy and lawful tenant decisions.

4. Services and payments

A service request records your interest so Dwellr can confirm scope, availability and pricing. It is not a completed booking until Dwellr and the user confirm the provider, price and schedule. The pilot does not take payments inside the application. Never send money because of a dashboard message alone.

5. Valuations and off-plan information

Online values are indicative estimates based on location baselines and available Dwellr comparables. They are not signed valuations. Off-plan progress, developer information and document-health indicators must be independently checked before investment or payment.

6. Renter KYC

Renter KYC helps a landlord review an invited application. It is not a guarantee of identity, income, creditworthiness or future conduct. Approval and rejection decisions remain with the landlord and must comply with applicable law and the parties’ signed agreement.

7. Acceptable use

Do not attempt to access another user’s account, property, tenant profile or private document. Do not scrape the service, overload verification messages, interfere with security controls or use Red Box to threaten, defame or report an emergency. Emergencies should go to the appropriate emergency service or property contact.

8. Availability and responsibility

Dwellr aims to keep the pilot available and protect stored records but cannot promise uninterrupted service. Users should keep their own copies of signed agreements, receipts and title documents. To the extent permitted by Nigerian law, Dwellr is not responsible for a property decision made without independent professional review.

9. Suspension, changes and law

Dwellr may suspend an account that threatens users, data or the service. Material term changes will be shown in the application. These terms are governed by the laws of the Federal Republic of Nigeria. Use the in-app concierge for pilot questions or complaints.
